So, you’re curious about Accessory Dwelling Units, huh? Well, let me break it down for you. Picture this: you are looking for a home, and you’re thinking, “Hey, wouldn’t it be great to have some extra space or maybe even make some extra cash?” Enter the Accessory Dwelling Unit (ADU)! An ADU is essentially a secondary living space that is located on the same property. It could be a cozy little guest house in the backyard or a swanky basement apartment. The possibilities are endless! But how can they benefit you as a homebuyer (or even when you sell)?

What Is an ADU?

When it comes down to it, an ADU is simply a small residence that shares a lot with a primary dwelling. Easy, no? There are (of course) a few more details — the ADU must be independent, self-contained, and have a kitchen or kitchenette, bathroom, and a sleeping area. Basically, all those things that actually qualify it as a living space. It can be attached or detached. That detached garage that only houses all the things you never want to throw away? First off, ADUs offer flexibility. Need an extra bedroom for guests or aging parents? Done. Want to create additional rental income? Boom! ADUs allow you to adapt your space to fit your ever-changing needs.

ADUs allow loved ones to live together while having those all important separate spaces. That means you can enjoy each other’s company and help each other out with things like childcare, but also have privacy when needed. Similarly, ADUs allow older people to be close to loved ones who can help them if they need it as they age (aka the mother-in-law unit). It gives them the best of both worlds – independence and support from loved ones. So great for everyone!

They also provide financial benefits. Renting out an ADU can generate some sweet moolah and help offset your mortgage payments. Plus, having that extra living space could potentially increase the value of your property when it comes time to sell. It’s worth noting that because an ADU exists on a single-family lot as a secondary dwelling, it typically cannot be sold separately from the primary residence. But that’s changing in some states, so check in with those in the know.

Lastly, let’s not forget about the potential for peace and privacy. Whether it’s giving your moody teenager their own separate space (yay!) or finally having that home office sanctuary away from distractions, ADUs offer a little slice of solitude within the confines of home sweet home.
