We look at the data, study the neighborhood, and analyze comps. Then we decide what the home is actually worth, not what the bidding war feels like in the moment.

I know. You walk in. The light hits just right. Stars collide, your brain explodes a little bit, and you sigh. The kitchen is perfect. You can see your future dog sleeping in the corner.

Know Your Walk-Away Number
This is where we mix strategy with sparkle. Before we submit an offer, we decide your ceiling. Not the lender’s maximum. Yours. And we don’t guess. We calculate.
First, we look at your comfortable monthly payment — including principal, interest, taxes, insurance, HOA (if applicable), and a maintenance cushion. A common guideline is keeping housing at 25–30% of gross monthly income but what matters most is this: does the payment feel calm or tight?
Next, we protect your reserves. After your down payment and closing costs, you should still have 3–6 months of living expenses saved. Competitive market or not, we don’t drain your safety net to win a house.
Then we study the comps. If similar homes support the price, offering above list can be strategic. If they don’t? We don’t chase it.
Finally, we take all the info and decide your absolute max before emotions enter the chat.
Creative Wins Beat Just Throwing Money Around
In competitive markets, it’s not always the highest offer that wins. Sometimes it’s if you have flexible closing timelines, allow shorter inspection periods, have strong earnest money, and are able to provide a clean, well-written offer package. Bonus points when you have an agent who communicates clearly and professionally. Long story, short: sellers want certainty an we put together an offer that gives them that certainty.
