The Seller’s Checklist: Are You Ready to List Your Home?

Summer in Las Vegas is a perfectly solid time to sell. The market is active, buyers are motivated, and the inventory picture can work in your favor depending on your neighborhood and price point. But “the market is fine” is only half the conversation. The other half is whether you are ready to list your home, and that question deserves a real, honest answer before the sign goes in the yard.

Do You Know Your Number?

Not your Zestimate. Not what your neighbor sold for two years ago. Your actual number—what your home is likely worth in today’s market, priced to sell in a reasonable timeframe and net you what you’re actually hoping for after commission, closing costs, and any repairs that come up in the inspection.

If you don’t have a current Comparative Market Analysis from a local agent, this is step one. Everything else (the timing, the prep, the plan) flows from knowing your real number. Without it you’re making a very big decision based on a guess, and guesses are not a great foundation for a financial transaction. A good CMA is free, it takes about 48 hours to pull together properly, and it tells you a lot. If you want one, call me. Genuinely—that’s the first step.

Do You Know Where You’re Going?

This one catches more people off guard than you’d think! It’s very easy to get excited about selling and spend a lot of energy on the “getting out” side of the equation without fully working out the “where are we going” side. And those two things need to talk to each other.

Are you buying another home in Las Vegas? Then we need to think about timing your sale and your purchase so you’re not floating two mortgages or living in a hotel for six weeks. (It happens. It is not fun. We try to avoid it.) Are you relocating to another city? Then your sale timeline needs to coordinate with your move timeline, your new housing situation, and possibly a job start date. Are you downsizing? Then knowing what you’re downsizing into and whether that option is available in your price range right now, is part of the readiness conversation.

None of this is a reason not to sell! It’s just a reason to think it through before you list, not after.

Is Your Home Actually Ready?

Is your home in the condition it needs to be to show well, photograph well, and hold up under inspection? Because those are three different bars, and they all matter.

Showing well means it’s clean, decluttered, and staged in a way that lets buyers picture themselves living there. (Your stuff is great, but buyers need to see past it). Photographing well means the listing photos, which are the first impression for every single buyer before they set foot in the door, look genuinely great, not just decent. And holding up under inspection means there aren’t significant deferred maintenance items that are going to derail your transaction or tank your price in negotiations.

If your home needs work before it’s ready to list, knowing that now is a good. It means we can make a plan, prioritize the things that actually move the needle, and get you to market in the strongest possible position.

Are You Emotionally Ready?

I know! I know, this one sounds a little soft for a checklist. But a home is not just a financial transaction, and sellers who haven’t thought about the emotional side of it sometimes get caught off guard mid-process.

You’ve built a life in this home. Maybe you raised kids here, or planted that garden, or painted that accent wall seventeen times before you got it right. Leaving it is a real thing, and it’s okay for it to feel like a real thing. The sellers who navigate the process most smoothly are usually the ones who’ve had a genuine conversation about it with their household. Not just “should we sell?” but “how do we feel about selling?”

This doesn’t mean waiting until every doubt is resolved. It just means going in with your eyes open, which makes every decision along the way a little cleaner.

Do You Have the Right Team?

Selling a home is not a solo sport, and the team you have around you matters more than most people realize going in. Your agent is someone who knows your market, knows how to price strategically, and will tell you the truth even when it’s not what you were hoping to hear. Your lender, if you’re buying simultaneously, a real estate attorney if your situation is complex, and a stager or handyperson if your home needs prep work before listing.

Assembling that team before you need them is how you avoid scrambling. And if you’re not sure where to start, your agent is usually the right first call because a good one can point you toward the rest. (Hi! That’s me. I have a list!)
