The record price from May decided it liked it here and is staying awhile. Las Vegas held at that all-time-high median of $490,000 for a second straight month in June, and honestly, a record that holds steady is almost more interesting than a record that keeps climbing. Add in a nice jump in sales volume and a small uptick in days on market, and June gave us a genuinely layered report. Let’s get into it!

The Record Held And That’s a Bigger Deal Than It Sounds
The median single-family home price stayed put at $490,000 in June, flat month over month, and still our all-time high. One record-setting month can be a fluke. Two months at the same number is a market telling you where it actually believes it belongs right now.
For sellers, a price that’s holding at a record high after climbing there is about as good as it gets. For buyers, it’s worth adjusting to the idea that $490,000 may be the new normal rather than a temporary spike, planning and budgeting around that number makes more sense than waiting for it to come back down.
Inventory Had Its Best Month of the Year
Available single-family homes with no offers jumped from 6,784 in May to 7,147 in June, an increase of 363 homes, or 5.4%. That’s the strongest single-month inventory gain we’ve tracked all year, and it comes at exactly the point in the summer when more sellers tend to test the market.
Even with that supply increase, prices didn’t budge, which indicates tight supply and strong demand. More homes came on the market, and buyers absorbed them without putting any downward pressure on price. That’s a pretty clear signal of just how much demand is still out there.
Sales Volume: A Genuinely Great Month
Total closings jumped from 2,575 in May to 2,823 in June, an increase of 248, or 9.6%. That’s the second-highest closing count of the year, trailing only March’s big spring surge, and it confirms that summer buyer demand in Las Vegas is very much alive and well.
Put the price and volume numbers together and you get a pretty compelling story: buyers aren’t backing off because of the record price, they’re buying right through it. That’s worth sitting with for a second, because it says a lot about where confidence in this market currently stands.
Days on Market Ticked Up Slightly
Median days on market rose from 51 days in May to 55 days in June, an increase of 4 days, or 7.8%. The reason? The most likely explanation sits right in the numbers above: inventory grew by over 5% in a single month, giving buyers more to choose from and, naturally, a little more time to choose it. More options tends to mean slightly slower decisions. That’s not a red flag, it’s just buyers having room to be a little more selective than they did when supply was tighter. 55 days is still a healthy, balanced number, and it’s worth watching over the next month or two to see if it settles or continues climbing.
What This Means for Buyers and Sellers Right Now
Buyers: More inventory and slightly longer DOM genuinely work in your favor. You have more to choose from and a little more breathing room to make a decision than you did in the spring. Just don’t expect the price itself to soften; two months at $490,000 with sales still climbing suggests that number is here to stay for a while. Come prepared with a real budget for today’s market, not last year’s.
Sellers: This is a genuinely strong month to be on the market, record price holding, buyers still closing at a healthy clip, and demand clearly outpacing the new supply that came online. With more competition from new listings, presentation and pricing still matter, but the underlying conditions are firmly in your favor.
The Bottom Line
June 2026 confirmed that May’s record wasn’t a one-off. Las Vegas is holding at $490,000, buyers are still showing up in force, and inventory finally had a real growth month. Days on market ticked up a little, but that’s a market adjusting to more choices, not a market cooling off. July is going to be a great one to watch as we see whether this record has more room to climb or settles in right where it is.
