September 2025 Las Vegas Real Estate Market Update

As the desert heat finally starts to cool, the Las Vegas housing market is following suit, easing into a more balanced, buyer-friendly rhythm this fall. September brought a few small shifts that tell a big story: prices softened just a touch, more homes hit the market, and buyers had a little extra breathing room to find the one.

If you’ve been sitting on the sidelines waiting for the right moment to jump into Vegas real estate, this might just be your sign (and I promise, it’s not one of those flashy neon ones on the Strip).

What the Numbers Are Telling Us

As the desert air cools down, so is the Las Vegas real estate market, just a bit. Prices dipped slightly to a median of $470,000, signaling the start of a gentler, more balanced season.

But here’s the fun twist: sales actually increased 2.7% from August! That means even though prices softened, buyers are still out there making moves and sellers who list smart are getting results.

Inventory is up 4.1%, giving buyers a breather from the high-pressure, multiple-offer frenzy we’ve seen in past months. With 7,502 homes now available, shoppers have more room to browse, negotiate, and find their perfect fit.

Meanwhile, the median days on market nudged up to 57 days, just one day longer than August. That’s a subtle reminder that while homes are still selling, the pace is more thoughtful now. Buyers can take a beat before deciding, and sellers have time to make sure their home shines (hello, fresh staging and pro photos!).

So… What Does This Mean for YOU?

Buyers: This is your moment. More inventory + slightly lower prices = opportunity! You might finally snag that home you’ve been eyeing with fewer bidding wars and better negotiating power.

Sellers: The market hasn’t disappeared, it’s just shifted. Homes priced strategically (and staged beautifully) are still moving. With buyers feeling more confident, your listing can stand out with the right prep and marketing plan.

Everyone: The frenzy of early 2025 is calming, but Vegas real estate remains strong. Think of it less like a slowdown and more like a market exhale.
