March 2026 Las Vegas Housing Market Update

Spring is here, and the Las Vegas market absolutely knew it. March brought a genuinely exciting set of numbers. A massive jump in sales volume, inventory starting to restock, and prices that held almost perfectly flat. No drama, no wild swings, just a market that woke up from its winter quiet and got to work. If February was the market clearing its throat, March was it finding its voice. Let’s get into the numbers!

The headline this month is easy to spot: 2,806 closings is a big number, and a 34.4% jump from February is a big jump. Everything else: prices nearly flat, inventory nudging up, DOM holding steady at 52 days, tells a story of a market that’s busy and balanced. Buyers are buying, sellers are listing, and nobody is panicking in either direction. Which is honestly a lovely place to be.

Prices: Basically a Non-Event (In the Best Way)

The single-family median price slipped from $481,995 in February to $480,000 in March, a difference of 0.4%. That is about as close to flat as it gets, and it’s a really healthy sign. After the little price climb we saw in February, the market didn’t keep running away, it settled. We’re sitting just a hair below the all-time high of $488,995 from November 2025, which tells you the pricing floor here is solid.

Inventory Is Coming Back

Available single-family homes with no offers climbed from 6,131 in February to 6,456 in March, a gain of 5.3%. More sellers entering the market is exactly what you’d expect as spring gets going, and it’s genuinely good news for buyers who’ve been feeling the squeeze of limited options.

The interesting thing is that inventory went up AND sales volume surged, which means buyers absorbed a lot of that new supply almost immediately. We’re not heading toward a glut; we’re heading toward a more active, more balanced market. More choices for buyers, more competition for sellers to be thoughtful about. That’s a healthy dynamic, and I’ll be watching to see how inventory levels move in April as we hit the peak of spring season.

Sales Volume: Spring Showed Up

This is the number of the month, full stop. Total closings jumped from 2,088 in February to 2,806 in March, a 34.4% increase and the biggest single-month volume jump we’ve seen so far this year. Spring buying season didn’t just arrive, it arrived with energy.

A lot of these closings represent buyers who went under contract in January and February when things were quieter. They were patient, they found their homes, and March is when the finish line arrived. Meanwhile, fresh buyers entering the market now are going to be competing in a noticeably busier environment than they would have faced even 60 days ago. If you’ve been sitting on the sidelines waiting to see which way the market went, this is which way it went.

Days on Market: Holding Steady

Median days on market dropped just one day, from 53 in February to 52 in March — essentially flat, and honestly that’s the right read here. With inventory and sales both rising at the same time, it makes sense that DOM didn’t move dramatically in either direction. Supply and demand are moving in tandem right now, which is what a balanced market looks like.

52 days is still enough time for buyers to be thoughtful rather than frantic, but well-priced, well-presented homes are moving faster than that average suggests. If a listing has been sitting noticeably longer than 52 days, that’s useful information about either pricing or presentation. And if you’re a seller, getting both of those things right from day one continues to be the strategy.

What This Means for Buyers and Sellers Right Now

Buyers: More inventory means more options, which is genuinely great news! But more sales volume means you’ve got company out there. The buyers who are winning right now are the ones who are pre-approved, clear on what they want, and ready to move when the right home shows up. The window for leisurely browsing is narrowing as spring heats up. Not gone, just a little smaller than it was in January.

Sellers: 2,806 closings is a great backdrop for listing your home. Buyers are active, motivated, and moving quickly on the right properties. With inventory creeping up, pricing accurately and presenting well matters more than ever the days of any listing selling regardless of condition or price are behind us, but a thoughtfully prepared, well-priced home in this market? That’s a really good place to be.

The Bottom Line

March 2026 was the spring market fully arriving — busy, balanced, and heading in a positive direction for just about everyone involved. Prices stable, sales booming, inventory growing, and homes still moving at a healthy pace. April is going to be a fascinating month to watch, and I’ll be back with the numbers as soon as they’re in.
