Things To Consider If Your House Didn’t Sell

So, your house didn’t sell. Don’t worry, it happens to the best of us. But before you start panicking or blaming your real estate agent for not working their magic, let’s take a look at a few things you might want to consider. Here are three questions to think about as you figure out what to do next.

Did You Limit Access to Your House?

I get it, you want to protect your precious abode from nosy neighbors and curious onlookers. But hey, if people can’t see it, they can’t buy it! So maybe consider being a bit more flexible with showings and open houses. It’s like that saying goes: “minimal access equals minimal exposure.”

Speaking of access, have you restricted the days and times potential buyers can view your property? I don’t know about you, but my schedule is as unpredictable as a squirrel on caffeine. So if I’m interested in buying a house and can only see it between 9:47 AM and 10:02 AM on alternate Wednesdays when the moon is in retrograde… well, chances are I’ll just move on to the next listing.

You want more eyes on your home than an owl in an optometrist’s office? Then make sure it’s available! Don’t be afraid to throw open those doors (figuratively speaking), have multiple open houses or even consider virtual tours. The more accessible your house is, the higher the chances of finding that perfect buyer who will fall head over heels for it.

Did You Make Your House Stand Out?

You need to make your house stand out like a flamingo in a flock of pigeons. If people aren’t interested enough to walk through the front door, then you’ll still be out of luck. That means focusing on curb appeal. Putting in the work to make the exterior of your home look nice is just as important as how you stage it inside. Freshen up your landscaping to boost your home’s curb appeal so you can make an impact upfront.

Freshen up the place like it’s a breath mint for your living room. Give those walls a fresh coat of paint and scrub away any evidence that you’ve been living in there for decades. Oh, and don’t forget to air out any weird smells that may have accumulated over time (looking at you, mystery meatloaf from 1995).

Now let’s talk about limiting what’s in the interior. We don’t want buyers feeling like they’ve accidentally stumbled into an episode of “Cribs” featuring your life story. Give them some freedom to imagine themselves living in the space without being haunted by memories of someone else’s questionable fashion choices.

Did You Price Your House at Market Value?

Setting the right price is like finding the perfect balance between selling for a fair price and not scaring away potential buyers. We don’t want your house to be a real estate ghost town! Now, I hate to break it to you, but overpricing can be a big no-no. Sure, we all think our homes are worth a gazillion dollars because of that cozy fireplace or the stunning avocado-shaped pool in the backyard. But let’s keep it real and make sure we’re not scaring away potential buyers with an inflated price tag.

Feedback is also key! Pay attention to what people are saying about your property. If they’re pointing out some flaws or areas that need improvement, don’t take it personally – take it as an opportunity to make your home even more irresistible.

Last but certainly not least, trust in real estate agents! Not to oversell it, but we’re like magical wizards who sprinkle their knowledge and expertise in selling houses. Find yourself a reliable agent who can guide you through this process with their charm and negotiation skills.

So chin up! Don’t stress too much if your house didn’t fly off the market right away. With these considerations in mind and maybe just a touch of luck, you’ll soon be popping champagne in celebration of that sold sign on your lawn!
