What Sellers Can Learn from Homes That Sit on the Market

Okay, quick talk before we even get started: homes that sit on the market longer than you hoped, are not cursed, you are not doing anything wrong, and no, the universe is not sending you a message about your life choices. It’s a market thing. A very normal, very common, very solvable market thing.

Homes sit for all kinds of reasons, and most of them are honestly pretty easy to fix once you know what you’re looking at. So, sellers, let’s put on our detective hats and figure out what your home’s time on the market is actually telling you, with zero doom and a decent amount of fun.

Days on Market Is Just a Number

Days on Market (DOM) isn’t a report card. It’s more like your home sending you a little text update. Every market has an average, and that average is made up of homes selling in a week AND homes taking a while longer, for a hundred different reasons that have nothing to do with anyone doing anything wrong. In Las Vegas right now, the median sits around 51 days, which means plenty of totally wonderful, totally normal homes are taking longer than that without a single thing being broken.

So instead of “why is my house cursed,” the much more useful question is “what is the market actually telling me, and what part of that can I do something about?” One of these questions ruins your evening. The other one gets you a plan. Let’s go with the plan.

Lots of Showings, No Offers Yet

If people keep coming to look and then… crickets, that’s actually a really specific and useful piece of information! It usually means your marketing is doing its job (people are curious enough to show up), but something about the in-person experience is giving buyers pause once they’re inside.

Nine times out of ten, this is a presentation thing, not a “your home is bad” thing. Clutter making rooms feel smaller than they are. A mystery smell nobody can quite place (we’ve all had a mystery smell moment, no shame). Furniture arranged in a way that hides how the space actually flows. None of these are personal failings, they’re fixable, and honestly some of the easiest fixes on this whole list. A weekend of decluttering and rearranging can genuinely change the story here. Not a Lot of Showings at All

This one points somewhere different—usually toward price, photos, or the online listing itself, since that’s where most buyers decide whether they’re even coming to look. If the traffic just isn’t there, it’s worth a quick, honest gut check: is the price lined up with what similar homes are actually selling for right now? Do the photos make the home look as good as it deserves? Does the listing description make someone want to hop in the car?

Sometimes it’s one of these. Sometimes it’s a little bit of all three having a party together. Either way, this is good news in disguise, because all three are things your agent can diagnose fast. Often a price tweak, a fresh set of photos, or a punchier description is all it takes to get the traffic flowing again.

Great Showings, Vague Feedback

Sometimes buyers tour, seem into it, and then the feedback that comes back is “not quite the one,” with no real specifics attached. This is the trickiest signal to crack, honestly, because it doesn’t hand you an obvious fix on a silver platter.

Usually it means your home is going head-to-head with some very similar options nearby, and something in that comparison (price, a feature, a vibe) is quietly nudging buyers elsewhere without them fully putting it into words. This is exactly the kind of puzzle I love solving, because it takes a wider look at everything else on the market in your price range to figure out what buyers are secretly comparing you to. Very solvable. Very much my kind of Tuesday.

This Definitely Isn’t a Reason to Spiral

I’m going to be super honest in the best way, a slower sale is not a reflection of your home’s worth, your taste, or your decision to sell. As we’ve been discussing, homes sit for a whole bunch of reasons. Some fixable, some just about market timing, some about the particular mood of buyers shopping that month. None of it means you made a mistake.

What it does mean is there’s genuinely useful feedback sitting right there, waiting to be used. The sellers who come out of a slower sale happiest are the ones who treat the feedback like information instead of an insult. Adjust what’s adjustable, stay a little flexible, and trust that your buyer is still out there somewhere, probably scrolling listings on their couch right now. They usually show up.

Okay, So What Do You Actually Do With All This?

Once you’ve figured out which signal you’re dealing with, the next step usually gets clear pretty fast. Showings-but-no-offers? Let’s talk staging and declutter strategy. Not many showings? Time to take a fresh look at price, photos, and the listing copy. Vague feedback after good showings? Let’s zoom out and study your competition together.

And sometimes, honestly, the answer is refreshingly simple: a price adjustment. Not because anything is wrong with your home, but because the market has kindly told you where it actually sits, and meeting it there tends to be the fastest route to a sold sign. That’s not a loss. That’s just listening. And listening works.

The Bottom Line

A home taking a little longer to sell than you hoped is not a crisis, and it is absolutely not a reason to lie awake questioning everything. It’s a market conversation, and the sellers who handle it best are the ones who actually listen to what it’s saying instead of assuming the worst about themselves.
